Policies for Seller, Buyer, Leasing, Violations, and Damage Claims are now available on our website under the Governing Document link. These documents explain our policies. These will help us all to know the process and procedures.
Promoting a Friendly and Cooperative Community Approach
If you notice a violation among our neighbors and friends (dog off leash, dog waste in yards, parking or architecture violations), please take a moment to remind them about it before reporting it to the committees. Sometimes they may not be aware of a violation, and a friendly reminder can resolve the issue without the need for enforcement. We are all in this together, and a peaceful approach is always appreciated. If you need to report a violation please use the committee webforms to let us know. Please do not call individual committee or board members. Use the webforms.

Dog Owner Reminder
In order to foster a peaceful atmosphere within our neighborhood, it is required that all dogs be kept on a leash that is visibly displayed at all times. This regulation is not only a GBS rule but also mandated by a Detroit Lakes ordinance. Additionally, we kindly request that dog owners show consideration by promptly cleaning up after their pets.
HOA Monthly Board Meetings
Minutes from our monthly board meetings are posted in the meeting minutes section of our website and are typically posted within a week of approval. As much as we try to be timely sometimes it takes a little more time. Please be patient as we are all volunteers doing the best we can to serve the community.
The March meeting minutes are posted.
Monthly meetings will be held online. The first Wednesday of the month unless otherwise posted. Meetings start at 6 pm. The meeting link and agenda will be emailed to your email address on file. The next meeting is on May 14 at 6 pm Central.

MARINA
Marina Install date is May 7
Shrub Trimming: Homeowners are responsible for keeping the shrubs by their home trimmed and away from siding and soffits. If you need assistance with this project the HOA will contact Miller who will trim and clean up. The homeowner will be responsible for the cost. Contact Mike Kava if you want this service and a date will be scheduled.

Owners Contacting Vendors
Owners can not contact GBS vendors on behalf of GBS HOA. GBS vendors, including but not limited to: Insurance Company, Miller Lawn Care, Olson Pools, Salber and Associates, and all other vendors hired by the GBS HOA board. These companies are to only communicate with a board member designated to the account. If you have questions regarding your Unit's Insurance that is covered by GBS, Justin Skarie, from Country Financial, is available for your individual Unit questions but not regarding claims submitted by the board. Other questions, for example, questions about your lawn go to the Grounds Committee, and questions about ACH go to the Treasurer or Finance Committee, etc.

Nominations for election to the Board of Directors may be made by submitting your name to the current board, by a nominating committee, or may also be made from the floor at the Annual meeting. A notice of vacant or vacating board positions will be sent out to the HOA members along with the notice for the annual meeting.
*The Board of Directors does not nominate nominees for elections.
In the case of a resignation, his/her successor shall be selected by the remaining members of the Board and shall serve for the unexpired term of his predicessor. (ARTICLE VIL Section 3.)

Closed Meetings

(2) pending or potential litigation, arbitration or other potentially adversarial proceedings, between unit owners, between the board or association and unit owners, or other matters in which any unit owner may have an adversarial interest, if the board determines that closing the meeting is necessary to discuss strategy or to otherwise protect the position of the board or association or the privacy of a unit owner or occupant of a unit;
(3) criminal activity arising within the common interest community if the board determines that closing the meeting is necessary to protect the privacy of the victim or that opening the meeting would jeopardize investigation of the activity.
